Description translated from Norwegian. Legal and technical details are shown in Norwegian, as in the official sales prospectus.
In brief
A building-ready and attractively located plot at Turufjell – a short distance to the alpine resort, cross-country trails and fine hiking areas.
Kristnattvegen 24 is at Turufjell, in an attractive, established cabin area. The plot, H79, has natural, varied terrain with visible rock outcrops, heather and natural vegetation. The location gives a short distance to Turufjell's many activities, with the alpine resort, cross-country trails and fine hiking nearby.
The plot has been prepared with road, water, drainage, electricity and fibre brought to the plot boundary, and is therefore a good starting point for building a new holiday home.
Conditions for building on the plot
It is a condition of purchasing the plot that a BUEN cabin is built on the property, and that the cabin is delivered and built by Belsby Bygg AS.
Location
Do you dream of a cabin in the mountains – with activities for the whole family all year round?
Welcome to Turufjell – perhaps Norway's most exciting year-round destination! Just two hours from Oslo.
Kristnattvegen is in Flå (between Hønefoss and Geilo/Hemsedal), where major players in the Olav Thon Group and Fredensborg Fritid are developing the area. Turufjell emphasises varied activities throughout the year: in winter you will find a family-friendly alpine resort and fantastic cross-country terrain stretching into Vassfarfjellet.
There are fine family trails between Veneli and Solheimseter. For a longer outing, you can join the Eventyrløypa (Fairytale Trail) and ski for miles across the open mountain!
See also the trail map here: https://skisporet.no/setView/60.4686424/9.4962215/11/norges_grunnkart
Today there are 2 ski lifts and 7 alpine slopes for all levels, from child-friendly family runs to more advanced descents. A longer chairlift/mountain lift up towards Kristnatten with more slopes is also planned. See also: https://turufjell.no/aktiviteter/
In summer, Turufjell offers excellent hiking terrain with plenty of options and summit hikes nearby, as well as longer walks into Vassfaret. There are both short and longer paths past idyllic fishing lakes and old mountain pastures, including the Vassfaret nature and culture trail and the Veneli mountain forest and culture trail, to name a few. There are also many summit options, and from the cabin you can walk to Kristnatten (1077 m), Blåfjell (1154 m), Likkistefjell (990 m), Sørbølfjell (1284 m) and more.
Turufjell has Hallingdal's largest and one of Norway's largest pump tracks, plus a BMX park with trails of varying difficulty, where everyone from the very youngest to the most daring can enjoy riding. In 2023 a flow trail for bikes is also coming to the alpine resort, and more cycle and hiking trails are being developed in the mountains.
Flå centre is 15 minutes away and has a shopping centre (Bjørneparken kjøpesenter) with a good range of most things you need, and Bjørneparken animal park is close by. Bjørneparken is open from early spring to late autumn and is a fantastic place for animal encounters, from typical Norwegian forest animals to more exotic creatures.
In other words, Turufjell is a pleasant family destination with a wide range of activities for all ages. All of it awaits you less than 2 hours from Oslo – about half the time you would spend getting to the more traditional cabin areas further up the valley.
Turufjell in Flå is an exciting area in rapid development, and Turutunet Mountain Village will soon be ready with a varied offering for both residents and visitors. A cosy grocery shop and the popular Café Låven are planned, which will become a meeting place for food and relaxation after an active day in the mountains. With these upcoming facilities, Turufjell will become an even more attractive place to experience nature, whether you are seeking peace or adventure. A genuine mountain experience with modern comforts is being developed here – welcome to Turufjell!

Welcome to Turufjell!
Plot
The building-ready plot is sold with connection to road, water, drainage, electricity and fibre at the plot boundary.
A road has been established along the plot boundary, with access to the plot from Kristnattvegen.
The plot is mainly a natural plot, with vegetation including birch, low shrubs and heather. Groundworks must be expected in connection with any construction of a holiday home, including excavation, adaptation to the existing terrain and the preparation of access and outdoor areas.
The cadastral certificate from Flå is attached to the sales particulars.
Plot boundaries have not been checked.
Zoning and land-use plans
The use of the Plot is regulated by the zoning provisions of the Turufjell area plan and the detailed zoning plan applicable to the area, as well as the above.
The property is subject to concession rules, which means a self-declaration of exemption from the concession requirement must be issued. No odel (hereditary land rights).
When constructing buildings and facilities on the Plot, the Buyer is responsible for ensuring that all waste is collected in a container, or removed from the plot on an ongoing basis, so that waste is neither a nuisance nor goes astray. Burning or burying waste is not permitted. If this is not complied with, the Buyer must rectify the situation and pay compensation, and in any case a contractual penalty of kr 15.000.
The following infrastructure has been established and is included in the purchase price for the plot:
- Right to use the landowner's main road with barrier to the cabin area, and shared access roads within the cabin area to reach the Buyer's own plot, subject to a toll fee and payment for a share of road maintenance, including snow clearing. The registered owner of the property is obliged to pay the landowner of the access roads for road maintenance twice a year.
- Right to connect to the new municipal water and drainage system from Flå centre up to the plot boundary. Private service lines from the connection point, including a separate shut-off valve, are the Buyer's responsibility. Annual water and drainage charges are set by Flå municipality under regulations and can be found on the municipality's website: http://www.flaa.kommune.no/teknisk-eiendom-og-naring/betalingssatser-avgifter-og-gebyr/
- New electricity and fibre network along the main road with a connection to the plot boundary. The Buyer pays charges to the grid, energy and telecom companies.
- Refuse collection point in the cabin area. The municipality handles refuse collection and sets annual municipal charges under regulations; see the municipality's website http://www.flaa.kommune.no/teknisk-eiendom-og-naring/betalingssatser-avgifter-og-gebyr/
The Buyer undertakes to connect to the above-mentioned infrastructure.
The Buyer undertakes that connection to and extension of the infrastructure will be carried out by authorised professionals, as gently as possible in the terrain and in accordance with the planning provisions in the detailed zoning plan, cf. appendix. The Buyer accepts that the main pipe network, and any pipe network to other plots, may be routed across the Plot's boundary area.
The digging of trenches and drainage must be carried out with the same quality and aesthetics as Turufjell AS has used for the infrastructure in the area, and in accordance with Flå municipality's requirements. If a road onto the plot is constructed, the buyer is responsible for ensuring that any necessary culvert is established and that it is kept open and in working order at all times. The road right is limited to use of the existing road up to the Plot and connection to it. Parking outside the buyer's own plot is only permitted in designated parking spaces.
The plot may have up to three buildings, i.e. one holiday home, one annexe and one outbuilding/garage. The maximum site coverage is 236 m² BYA. Within this area, the total of the holiday home and annexe may be up to 150 m². The annexe may not exceed 50 m². The outbuilding/garage may be up to 50 m². There is a requirement for two parking spaces of 18 m² per holiday home, which are counted in the plot's site coverage.
Holiday homes may have a flat roof, mono-pitch roof or gable roof. The maximum eaves height is 4 metres for a flat roof and 6 metres for a mono-pitch roof. The maximum ridge height for a gable roof is 6 metres.
All measurements are taken above the average ground level.
The facades of the buildings must use materials such as timber, glass and/or stone, apart from the foundation wall.
Roofing must be turf/sod roof, timber, slate or felt in black/grey tones.
Rateable value / wealth-tax value
The wealth-tax value of an undeveloped plot shall, on first valuation, not exceed either 80% of the property's cost price or 80% of its market value. In later years this value is carried forward, subject to any annually determined adjustment.
Once construction on the property has begun, the wealth-tax value is determined under different rules. See more on the Norwegian Tax Administration's website.

Handover
Handover takes place by agreement with the seller.
Before the property is handed over to the buyer, full payment and costs must have been received in the estate agent's client account.
Seller's home insurance
The seller has not taken out seller's home insurance.
Key legislation
The property is sold under the rules of the Real Estate Sales Act (avhendingsloven).
The sales particulars are based on the information the seller has given to the estate agent, as well as information obtained from the municipality, the Norwegian Mapping Authority and other available sources. It is important that the buyer reads all the sales documents carefully, including the sales particulars, the condition report and the seller's self-declaration. The buyer is deemed to be aware of matters clearly described in the sales documents, and such matters cannot be invoked as defects. This applies regardless of whether the buyer has read the documents.
All prospective buyers are encouraged to inspect the property carefully, preferably together with an expert, before submitting a bid. A buyer who chooses to buy without viewing the property cannot claim as a defect anything they ought to have discovered during an inspection.
If clarification is needed, we recommend that prospective buyers consult the estate agent or their own advisers before placing a bid.
The buyer's and seller's rights and obligations are governed by the agreement between the parties and the information that has been available to the buyer in connection with the sale. The agreement is supplemented by the Norwegian Real Estate Sales Act (avhendingsloven), and different contract terms apply depending on whether the buyer is a consumer buyer or not. This is described in more detail below.
Because of these different contract terms, the seller may assess a bid from a non-consumer differently from a consumer's bid. If the buyer is not a consumer, the seller's possible liability for defects is limited because the property is sold "as is". The seller cannot make an "as is" reservation towards a consumer buyer. Even a lower bid from a non-consumer may be preferred because the limitation of possible liability for defects can have value in itself for the seller. The seller is free to reject or accept any bid and is, for example, not obliged to accept the highest bid.
In the bid form, bidders must declare whether they are a consumer or a business/a person acting mainly in the course of business. Bidders are informed if other bids have been submitted by a non-consumer.
Consumer purchase – definition
A consumer purchase means the purchase of property where the buyer is a natural person who is not acting mainly in the course of business.
Consumer – contract terms
The property has a defect if it does not conform to the requirements arising from the agreement, or if there is a breach of sections 3-2 to 3-8 of the Real Estate Sales Act. The same applies if information about the property has been withheld or incorrect information has been given. This applies, however, only if it can be assumed that the failure to provide the information, or the incorrect information not being clearly corrected in time, influenced the agreement.
The property may have a defect under section 3-3 of the Real Estate Sales Act if there is a discrepancy between the stated and actual area, provided that the area is substantially smaller than stated. When calculating any price reduction or compensation, the buyer must themselves cover losses/costs up to an amount of kr 10 000 (deductible).
Non-consumer (business) – definition
If the buyer is a legal entity, or a natural person acting mainly in the course of business, the purchase will not be regarded as a consumer purchase.
Non-consumer – contract terms
The property has a defect if it does not conform to the requirements arising from the agreement. The property is sold "as is", and the seller's liability beyond what is specifically agreed is then limited under section 3-9, first paragraph, second sentence of the Real Estate Sales Act.
The information about the buyer's duty to inspect, including the encouragement to inspect the property carefully, also applies to buyers who are not regarded as consumers.
Anti-money-laundering rules
Estate agents are subject to the Anti-Money Laundering Act and associated regulations. Under the Act, the estate agent is required to carry out customer due diligence on both the seller and the buyer.
If the buyer does not help the agent complete customer due diligence, and this means the transaction cannot be completed or is delayed, the buyer is in breach of contract. After 30 days the breach is considered material, and the seller has the right to rescind the agreement and carry out a cover sale at the buyer's expense. If it is the seller who does not help the agent complete ongoing customer due diligence during the assignment, the estate agent must halt completion of the transaction. In that case the seller will have breached their obligations, and the buyer may have a claim against the seller under the Real Estate Sales Act.
If customer due diligence cannot be completed, Nordvik Eiendomsmegling will be unable to assist with the transaction or carry out settlement.
Bidding
All bids must be submitted in writing to the estate agent, who passes them on to the seller. The requirement for writing also applies to bid increases and counter-offers, and to acceptance or rejection by the seller.
Bids can be placed on the property's Finn.no listing by clicking the "place bid" button, or via our website. Bids can be placed on the property's listing on hjem.no/finn.no by clicking the "place bid" button, or via our website. Electronic bids are placed using BankID. Bids can also be submitted on the bid form attached to the sales particulars.
Before the agent passes a bid on to the seller, the agent must obtain valid identification and a signature from the bidder. The requirement for identification and signature is met for bidders who use an e-signature, for example BankID or MinID. Later bids may be submitted by email or text message to the agent.
If a bidder is to bid on the property under a power of attorney to purchase, the agent must be contacted before bidding. When a power of attorney is used, it must be sent to the agent before bidding.
The buyer cannot require the property to be registered in anyone's name other than the buyer's. If the buyer wishes someone else to be the registered owner, a reservation to that effect must be made in the bid. The seller may choose not to accept this.
A bid should include the property's address (or gnr/bnr), the purchase price, the bidder's contact details, financing plan, acceptance deadline, handover date and any conditions, for example uncertain financing, the sale of the bidder's current home, etc. A bid with conditions will normally not be accepted until the conditions have been resolved. Please consult the agent before submitting a bid.
The agent is to facilitate a proper conduct of the bidding round. In consumer situations (i.e. where the seller is a consumer), the agent must not pass on bids with an acceptance deadline earlier than 12.00 noon on the first working day after the last advertised viewing. Later bids must have an acceptance deadline long enough for the agent, as far as necessary and possible, to pass the bid and any conditions on to all parties involved and allow them time to consider, cf. section 6-3 of the Estate Agency Regulations.
The acceptance deadline should therefore be at least 30 minutes, and bid increases should be made no later than 10 minutes before the deadline expires. If a bid is submitted with a deadline that is clearly too short for the agent to conduct the bidding round properly, the agent will advise the bidder against setting such a deadline. The agent will, unprompted, give the seller their assessment of each individual bid when the bid is submitted within the acceptance deadlines above.
The agent must, as soon as possible, confirm in writing to bidders that their bids have been received.
The agent may not pass on bids subject to a condition that the bid, or a condition in the bid, is to be kept hidden (secret) from other bidders and interested parties.
After a deal has been concluded, or if a bidding round ends without a deal, a bidder may request a copy of the bid log in anonymised form.
A copy of the bid log is to be given to the buyer and seller without undue delay after a deal has been concluded. If it is important for a bidder to preserve their anonymity, the bid should be made through a representative.
For more information on the bidding process, see "Consumer information on bidding", which is attached to the sales particulars, or contact the agent.
Appendices to the sales particulars
The appendices are part of the complete sales particulars. It is important that prospective buyers read the appendices carefully and contact the agent with any questions before submitting a bid.
